Job Overview

Savills Middle East is seeking a highly analytical and motivated Strategic Analyst to join their dynamic team. This role is pivotal in supporting the firm’s real estate advisory services by providing in-depth market intelligence and strategic insights. The successful candidate will be responsible for conducting comprehensive research and analysis across various real estate sectors and geographies, contributing to informed decision-making for clients and internal teams.

Key responsibilities include performing primary and secondary research to analyze real estate markets, covering aspects such as supply, demand, pricing, performance, development pipelines, and future outlooks. The analyst will also delve into the intricacies of real estate development models, including land lease, rental, and sales structures, and assess project performance using critical metrics like Gross Leasable Area (GLA), rental rates, sales values, land requirements, and Floor Area Ratio (FAR).

Supporting the development and maintenance of robust market databases is a core function, encompassing historical data, existing supply, demand trends, and future development pipelines across multiple regions. The role involves undertaking detailed market segmentation and benchmarking analysis for a wide array of asset classes, such as residential, retail, hospitality, office, industrial, and entertainment properties.

Furthermore, the Strategic Analyst will analyze demographic, economic, and market data to identify and assess real estate demand drivers, including population growth, household formation, and employment trends. A significant part of the role involves preparing high-quality market research reports and feasibility studies, which may include macroeconomic overviews, site and location analysis, market analysis, benchmarking, development strategies, and financial projections.

The analyst will collect and analyze market data to support project programming, development briefs, project phasing, and comparisons against competing developments. Collaboration with the finance team to assist in preparing financial assumptions and developing project feasibility and financial models using Microsoft Excel is expected. Support in the preparation, review, and refinement of development appraisals and financial models will also be required.

Effective communication of findings is crucial. The Strategic Analyst will prepare presentations and articulate key insights to internal stakeholders, clients, and senior business leaders using Microsoft PowerPoint. Additionally, the role involves supporting business development activities by assisting with the creation of proposals, presentations, and client submissions. Maintaining an up-to-date understanding of market trends and contributing to knowledge sharing across the team are essential for success. Key Responsibilities

Requirements & Qualifications

  • Bachelor’s or Master’s degree in Real Estate, Economics, Finance, Business Administration, Commerce, Business Management, or a related field.
  • 1–3 years of relevant experience in real estate, market research, consulting, feasibility studies, or a related discipline is preferred.
  • Proficiency in Microsoft Office applications, particularly Excel, PowerPoint, and Word.
  • Experience in data analysis, reporting, and presentation preparation.
  • Strong understanding of financial concepts, including costs, revenues, profitability, cash flows, IRR, and NPV.
  • Strong analytical skills with the ability to interpret market data and identify trends.
  • Ability to manage multiple projects simultaneously, prioritize tasks, and meet deadlines.
  • Excellent written and verbal communication skills in English.
  • Arabic language skills are an advantage.
  • Strong attention to detail and commitment to producing accurate, high-quality work.
  • Ability to work collaboratively as part of a team.
